Orlando is a big city and Rob scopes his part of it honestly. The west side and the southwest are what's reachable from Davenport without wasting your money on drive time. Pine Hills, built out from the 1960s through the 1990s, has mature oaks, family homes and a real neighborhood identity around Oak Lake. MetroWest, developed in the 1980s about ten miles southwest of downtown, mixes single-family streets with townhomes and condo complexes.
Dr. Phillips, just west of Universal, is lakefront and upscale. Hunters Creek, down the 32837 ZIP, is a master-planned suburb that keeps landing on best-places-to-live lists. Downtown, Baldwin Park, Lake Nona and the east side are not on Rob's map, and he'll tell you so on the phone rather than quote a drive that doesn't work for either of you.
Rachel's review is the Pine Hills story. She rented a dump trailer for a junk cleanout at her family's home, and Rob himself dropped it, backing it through a narrow gate and down a heavily wooded drive. That's the west Orlando job in one sentence: older lots, big trees, tight access, and a trailer that fits where a roll-off truck would never try.
