Haines City has a real downtown, which is rarer than it should be in this part of Florida. The red-brick storefronts along East Main Street have been restored, and the old Polk Hotel, later the Palm Crest, has stood over the skyline since the 1920s. Lake Eva Park, with its event center, splash pad and beach, is where the city gathers. North of downtown the housing is older, on lots with mature trees and detached garages.

South and east it's a different city. Southern Dunes, the golf community, is one of the largest subdivisions on the edge of town, and US-27 south toward Lake Hamilton is lined with new builds. Scenic Highway 17 starts here and runs down the ridge. US-17-92 carries you northwest to Lake Alfred and northeast toward Davenport in a few minutes either way.

Older stock north of downtown produces estate cleanouts: a parent's house full of fifty years of furniture, the detached garage nobody has opened, the porch fridge. The new builds produce the opposite: builder debris, packaging, the garage that filled with boxes on move-in day and never emptied.
