The HOA watches the curb. And you're probably doing all of this from another state. Here's how I handle a rental cleanout so the house is ready before the next guest pulls in.

What actually wears out in a vacation rental?

Faster than you'd think, and in a predictable order.

None of this fits in a car, and the county isn't coming for it on a schedule you control. That's the whole reason I get the call.

How does a furniture swap actually work?

The cleanest version goes like this. Your management company orders the new set. You text me the delivery day and the checkout time. I book the crew for the window between guests. We show up, load the old set straight from the rooms onto the dump trailer, sweep, and leave. Delivery drops the new set into empty rooms. The house is listed again by dinner.

The dump trailer matters here. It's towed behind a pickup and sits in your driveway, not a steel roll-off on the street. In gated rental communities that's the difference between a clean turnover and a letter from the association.

For a big refresh, a full house of furniture and beds, I'll bring two trailers or plan two loads. Tell me the bedroom count and whether there's a game room. That's enough to quote.

What if I'm managing from out of state?

Most of my rental owners are. It works fine. Noah's job is the one I point people to: he called on a Tuesday, we talked twice on FaceTime, and his garage was cleaned out the next day without him being anywhere near Davenport. He timed his whole involvement at about fifteen minutes.

• Gate code or guardhouse pass, and the lockbox or smart-lock code.
• A quick video walkthrough or a set of photos of what goes. Tape a note on anything that stays.
• The checkout and check-in times for that turn.
• How you want to pay. I'll send photos when the rooms are empty.

How do HOA and community rules change the job?

Communities like Celebration, the ChampionsGate resort neighborhoods and most of Four Corners have rules about vendors, trailers and the curb. Some have time windows. Some won't allow anything visible overnight. A customer in an HOA community wrote a review about how the crew respected her neighborhood's policies and cleaned up after. That's the standard.

In practice it means three things. Nothing gets staged at the curb. The trailer stays in the driveway and leaves with the crew. And I book inside whatever window the community allows. If you don't know the rules, your management company does, and I'll follow them.

Use this the week before a refresh.

What does it cost?

Flat rate by load size, quoted before anyone lifts. A mattress swap in a couple of rooms is a quarter trailer. A full-house furniture refresh is usually a full trailer, sometimes two. Stairs and the size of the house are in the number, not added after. Management companies can set up invoicing. Call or text a photo and you'll have the quote fast.

What should stay out of the trailer?

A few things I'll flag before the crew loads, because rentals collect them.

• Pool chemicals and propane. The half-used chlorine bucket and the grill tank stay. Household hazardous waste goes to your county's program, not on my trailer. Polk County residents can drop it free at the county facility at the North Central Landfill in Winter Haven; Osceola and Lake run their own.
• Guest belongings. If something looks left behind rather than worn out, the crew sets it aside and I text you a photo. Nobody wants to explain a hauled suitcase.
• Anything still under warranty. A two-month-old washer that quit is a warranty claim, not junk. Tell me and we'll leave it for the tech.
• Smart locks, cameras and Wi-Fi gear. Obvious, but on a full refresh the crew moves fast. Tape a note on the router.

Everything else, from the bunk beds to the themed-room dresser with the missing drawer, goes. If a piece is still good, say so and the crew sets it aside, usually for Goodwill or the Salvation Army, depending on who's taking what that week. It beats the landfill.

How far ahead should I book?

For a single mattress swap, same day is usually fine near Davenport. For a full refresh timed to a delivery, a day or two ahead. For a fleet refresh across several houses, give me a week and I'll spread the trailers across the days you're dark. The busy season here is spring and summer, when everyone turns houses between school breaks, so book earlier then.
