Your walkthrough arrives as a video, not a phone call.
Turnover owners are the ones least likely to be in Florida. Rob's answer is to put the walkthrough on video and send it. On arrival he records the house as the guests left it and says what's coming out: the two bunk sets, the sectional, the patio set, the pool toys, the owner's-closet overflow. You get it by text between meetings and reply with a thumbs up or a "leave the grill."
The after video is the one managers forward. Every room, the garage, the lanai, the closet, with the old set gone and the floor swept ahead of the delivery truck. If the new furniture is already stacked in the garage, the video shows it untouched. The last clip is the lock-up: doors locked, lights off, lockbox closed, so nobody has to drive over to check before the next check-in.
