Downsizing to a Retirement Community: What About the Rest?

A house that held forty years is moving into a villa that holds ten. The furniture is fine. The garage is full. The kids live in two other states. And the move-in date at the new place is on the calendar whether anyone's ready or not. That's what downsizing looks like from my side of the truck, and here's how I help a family get through it without rushing the parts that shouldn't be rushed.

What's the actual problem with downsizing?

It isn't the lifting. It's the deciding, and the fact that nobody can decide about four decades of stuff in one afternoon. The mistake I see is families trying to do it all the weekend before the move. The fix is to split the job into passes and let the crew do the heavy part of each one. You decide. We carry.

How do you work at a family's pace?

Three visits is the usual shape, and none of them has to happen in a hurry.

Some families want one long day instead. Some want a room at a time over a month. I schedule it the way that works for the person moving, not the way that's fastest for me. Each pass is its own load and its own number.

What happens to the things that are still good?

Case by case. The crew pulls usable furniture and household goods aside as they load, and we get them to donation where possible, usually Goodwill or the Salvation Army. I don't promise a home for a specific dresser, because what the donation centers accept changes week to week.

What tends to donate: solid furniture in good shape, kitchen goods, books, clothes. What tends not to: mattresses, worn upholstery, big entertainment centers, anything broken. If family members want pieces, get those out first, before the crew comes, so nothing that matters ends up on the trailer.

How is a downsizing cleanout priced?

By the load, flat, quoted before anything moves. $225 for a quarter trailer, $350 for a half, $525 for three-quarters, $700 for a full, all-inclusive. A garage pass is often a half trailer. The move-out pass depends on what the movers left behind. The last look is usually small. I quote each visit on its own, so a family that takes three passes pays for three loads, not for a rush.

How do you time it around a move-in date?

Give me the date and work backward. The garage pass goes on the calendar two or three weeks before. The move-out pass goes the day after the movers, or the same day if the new place is close. Then leave a week or two before the last look. That's how long it takes to learn the recliner doesn't fit through the villa door.

Adult children handle a lot of this from out of state. I talk to you and to your parents, walk the house over FaceTime if that's easier, and send photos when each pass is done. Payment can be handled remotely.

Where does this work happen in Polk County?

Solivita, the gated 55-plus community inside Poinciana, is where a lot of this work is: couples moving in from a bigger house, and families clearing a villa later on. The gate needs a resident pass or a call-ahead, and I handle that when we book. I match the community's rules on where a trailer can sit and for how long.

Beyond Solivita, it's the lakefront neighborhoods of Winter Haven and Lake Alfred, older homes in Haines City, and the newer subdivisions around Davenport where a couple sold the family house and moved closer to the grandkids. Same job, different gates.

What should the family do before the first visit?

1. Walk the house with the person moving and mark what's going to the new place.
2. Let family claim what they want, and set a date for that to be gone.
3. Pick a room or the garage as the staging spot for the crew's first pass.
4. Pull papers, photos and jewelry out yourself. The crew sets aside anything that looks personal, but do it first anyway.
5. Text me photos of the garage and the rooms in play, and tell me the move-in date.
