Can a Dump Trailer Go in My Driveway? HOAs and Gates

Short answer: if a pickup truck can park in your driveway, a dump trailer can sit there. The longer answer is about gates, guardhouses and the rules your community writes, and that's what people in Davenport, ChampionsGate and Celebration actually ask me. Here's how I handle each one.

How does a dump trailer park compared to a roll-off?

A dump trailer rides behind my pickup on its own tires. I back it in, drop the tongue on the jack, unhook and leave. It takes up about the space of a long truck. It doesn't slide, it doesn't get dragged, and there are no steel rails touching the ground. When it's time to go, I hook up and pull out.

A roll-off can arrives on a truck with a hoist, tilts, and slides off backward. The truck needs a straight, open run to do it, and the can lands on rails. That's why roll-offs so often end up in the street: there isn't room in a subdivision driveway to set one. A trailer never has that problem, and it never needs to be in the street, which is where most HOA letters start.

What about the gate?

Most of the communities I drop in are gated. Some have a code box, some have a guardhouse with a person in it. Either way, it works like any other vendor coming to the house:

Does my HOA allow a dump trailer at all?

I honestly don't know, and I won't pretend to. Every association writes its own rules about vehicles, trailers and how long something can be visible. Some don't mention dump trailers at all. Some limit any trailer to a number of days. Some only care that it's off the street.

Read your documents or ask the management office, and tell me what they say. Then I work inside it. If the rule is "nothing visible overnight," I drop in the morning and pick up before dark. If the rule is "trailers in the driveway only," that's already how I do it. The 3 days are included in the rental, but you don't have to use them.

Will it fit through my gate and around my turn?

Usually, and the honest answer is a photo. Send me a picture of the driveway from the street and one of the gate if you have one. I'll tell you whether the truck and trailer make the turn, or whether the 14-yard fits and the 16-yard doesn't. Where exactly should it go?

Where you tell me, within a few rules I keep for everyone:

• On the driveway, not the lawn. A loaded trailer on wet grass sinks. On sand it's worse.
• Not in the street. No exceptions in a subdivision. That's an HOA letter and a hazard.
• Leave a car's width if you can. You'll want to get the car out during the rental.
• Concrete over pavers for heavy loads. Pavers are fine for a furniture load. For tile or shingles I'd rather set the jack on concrete if you have it.
• Away from low branches. I need room to tip the box when I pick it up.

What keeps the neighbors happy?

Three things, and I do them without being asked. The trailer gets tarped when it's loaded, so nothing blows out onto the street. Nothing sticks above the top rail. And the driveway gets swept before I pull out. In Four Corners and ChampionsGate, where most houses are vacation rentals managed by someone else, the manager usually wants the trailer gone before the next check-in. I book the pickup to that hour.
