An office closes, moves, or finally replaces the furniture it bought when the lease started. Now there are thirty desks, a hundred cubicle panels and a wall of file cabinets between somebody and the end of the month. Here's how I clear that in Polk County, what it costs, and what really happens to a cubicle when it leaves the building.
What kinds of office furniture do you take?
All of it. The list that comes up most:
- Desks and workstations. L-shaped, sit-stand, the big executive ones that don't fit in the elevator without coming apart.
- Cubicle systems. Panels, connectors, worksurfaces, overhead bins and the brackets that hold it all together.
- Task chairs by the dozen. They stack badly and roll everywhere. We tape the wheels and load them in rows.
- File cabinets. Verticals, laterals, fireproof units. Empty them, or tell me they're coming out full so I quote the weight right.
- Conference tables, credenzas and reception furniture.
- Shelving, whiteboards, partitions and the storage room behind the break room.
Electronics ride along, but monitors, printers and computers are a separate pile for a reason: some facilities treat them differently, and your IT person may want the drives out first. Ask before the crew comes.
How does an office cleanout actually go?
Most of these happen after hours. The office empties out at five, the crew shows up with two trucks and the trailers, and the building has its furniture back on the loading dock by the time people come in the next day. Weekends work the same way.
The order matters more than in a house. Cubicles come apart in the reverse of how they went up, and it takes tools and a little patience. Desks get broken down at the elevator, not in the hallway. File cabinets go on a dolly two at a time. Chairs go last because they fill the gaps in the trailer. The crew brings the tools and does the disassembly as part of the job.
Tell me three things when you call: the dock or door we're allowed to use, the elevator rules, and who's meeting us with the key. That's the whole plan.
What does office furniture removal cost?
By the trailer, flat, quoted before the work: $225 for a quarter, $350 for a half, $525 for three-quarters, $700 for a full, all-inclusive. A single office of desks and chairs is usually a half trailer. A whole floor of cubicles is several full ones, and I price that as a total after a walkthrough or a good set of photos so there's one number, not a running meter.

The number holds. If the pile comes in smaller than we planned, you pay the smaller size.
How does payment work for a business?
Same as for a homeowner. Payment is due when the job's done, by card, check or cash, and I send a receipt for your books. I don't run standing accounts, and I don't invoice on net 30 or net 60. I say that on the first call so nobody in accounting is surprised at the end. Contractors and property managers who use me more than once still get quoted job by job.
Can old office furniture be donated?
Sometimes, and I won't oversell it. Donation is case by case, usually through Goodwill or the Salvation Army. What they'll take is furniture a person would put in a house: a solid desk, a decent chair, a bookcase. What they almost never take is a cubicle system. Panels and connectors are worthless without the install crew, and nobody wants them.
So the honest version: a few desks and chairs may donate, the cubicles and the files go to the landfill, and metal frames get separated as scrap where the facility takes them. If you want to try to place things first, do it before the crew is booked. The day of, we haul what's left.

What should the office manager do first?
- Get a date from the landlord for when the space has to be empty, and work back from it.
- Empty the file cabinets or decide they go full. Shred what needs shredding before we're on the calendar.
- Pull electronics, cables and anything IT wants, and set them in one room.
- Tag anything that's staying or going to the new office so the crew doesn't touch it.
- Text me photos of each area and tell me the dock hours.
