Dumpster for a House Cleanout in Polk County: Size and Cost

A house cleanout is the one job where people guess the dumpster size wrong the most. They picture the furniture and forget the closets, the attic, the kitchen drawers and the garage. Here's how I size it in Polk County, what each path costs, and what has to stay out of the trailer.

Which size trailer fits which house?

I rent two sizes: a 14-yard dump trailer at $350 and a 16-yard at $400. Both are 3 days with 2 tons of weight included. For a house, the question isn't really 14 or 16. It's how many.

Those are patterns, not promises. A neat retiree's three-bedroom can fit in one 16. One where nobody threw anything away for forty years can take three. That's why I look first.

How do multiple trailers work?

Simple. I drop one. You fill it to the top rail. You call. I haul it to the landfill and drop the next one in the same spot. Nobody waits around a full trailer. Tell me at booking that it's a whole house and I'll build the swaps into the plan, so you know the total before the first load leaves instead of finding out one trailer at a time.

If you'd rather not load any of it, my crew does the same thing faster. A half trailer is $350 and a full trailer is $700, all-inclusive. Stairs, heavy pieces and drive time are in it. Where does the 2-ton line land on a house?

Most house contents are light. Couches, mattresses, clothes, boxes of paper, particleboard shelving. You'll hit the top rail long before 2 tons. Where a cleanout gets heavy is the garage and the yard: tools, a workbench, old tile stacked in a corner, bags of concrete mix, a broken washer. Those go in last, so watch them.

Past 2 tons the landfill charges me by weight, and I pass it through at $70 per ton on the card I keep on file. Not a surprise if you know it's coming. If your garage looks like a hardware store, tell me and I'll say whether the second trailer beats the overage.

What can't go in the house cleanout trailer?

Every house has a shelf of this stuff. Set it aside before you start loading.

• Paint, stain, solvents and thinners
• Oil, gasoline, antifreeze
• Propane tanks and any pressurized cylinder
• Pool chemicals and pesticides
• Car and household batteries

Polk County residents drop all of that free at the county's Household Hazardous Waste facility in Winter Haven. I don't take it, and neither should any hauler.

Two more rules. Concrete, dirt and rock never ride in my dump trailers; I quote those separately through partner dump trucks. And tile carries an extra dump-fee charge, so tell me if the bathroom is coming out too.

Fridges and freezers can go, but tell me. They go to the scrap yard, where the refrigerant gets recovered, not into the landfill load.

Should I sort before the trailer comes?

Yes, and only two ways: what leaves with you, and everything else. Get the keep pile into one closed room before the first trailer lands. Then whatever is still out is going, and nobody has to ask about each lamp. Usable furniture and kitchen goods can go to Goodwill or the Salvation Army; I sort those out case by case when my crew is loading, and you can do the same with a rental.

How long does a house cleanout take?

With a rental, it's your pace. Three days are included and extra days are $40 each, so a family working weekends usually takes a trailer, fills it, and calls for the swap when the next weekend comes. With my crew and more than one trailer cycling to the landfill, most houses clear in a day. Very full ones take two, and I say so first.
